Changes in the regulations on house leasing

2011.02.25 - 09:26:52 / radiorebelde.Havana, Cuba. – More flexible regulations on house, rooms and space leasing are intended to favor the growth of this activity as another way of self-employment.
In light of the new provisions, some restrictions on the landlords have been repealed, namely hiring workforce; the exercise of self-employment activities in their household and deadlines for the change of currency types and lease objects.
The landlord may, at any time, request the cancellation of the lease registration. On the other hand, municipal housing authorities may cancel effective registrations if the leased houses are used for illicit or antisocial activities or the landlord repeatedly fails to fulfill his obligations, among other infringements.
House owners authorized to lease are bound to record in their logbooks the particulars of the lessees with whom they agree on a lease contract, as well as their companions.
The lease contract is to be recorded in writing by both parties, as long as the lease is longer than 30 days. When the lease period is less than a month, the agreement may be by word of mouth.
With regard to the changes in lease objects and currency types, both are only authorized 12 months after the last change.
The landlords of houses, rooms and spaces should be affiliated to the Special Regime of Social Security for self-employed workers, regulated by the Ministry of Labor and Social Security.
